What You’ll Do
We’re looking for an Asset Management Analyst to join our Principal Real Estate Investors (PrinREI) team. In this role, you’ll perform lease analysis, valuation modeling, cash flow analysis, development feasibility analysis, and reporting!
PrinREI provides private equity asset management services for client portfolios. The Asset Management Group is actively involved in all stages of the investment life cycle including ground-up development or redevelopment, the acquisition and disposition process, and oversight of property management and leasing. Asset managers participate in developing the investment strategy and tactical plan for each property and have primary responsibility for its execution.
- Interact closely with a Senior Asset Manager(s) as well as local market contacts including property managers, leasing agents, and capital markets/transaction brokers, to develop budgets, business plans, and assist with deal underwriting.
- Participate in the quarterly portfolio management reporting process.
- Assist in all aspects of investment management and investment production for assigned properties including core, value add, and development activities.

Who You Are
- Bachelor’s degree (preference for degrees in finance, mathematics, economics or real estate) or equivalent (8 years experience)
Skills that will help you stand out
- Real estate experience (including full time or internship experience)
- Cumulative 3.25 GPA or higher
- Argus and Excel software knowledge
- Strong verbal and written communication skills including negotiation and listening skills
- Strong organizational skills and demonstrated ability to meet deadlines
- Must be able to work in a fast-paced, team environment, with limited supervision
- Strong analytical skills, technical and detail orientation, with ability to read, interpret, and understand contracts and other legal documents
- Travel to assigned markets (approximately 2-4 times per year) to learn markets, meet with partners, third party property managers, etc. and inspect managed properties
Salary Range InformationSalary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer.Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly)$71300 – $96000 / yearAdditional Information
Location
This role will be based out of our Corporate Headquarters located in Des Moines, IA.
Work Environments
This role offers the ability for in-office or four days in-office and one day remote. You’ll work with your leader to figure out which option may align best based on several factors.
